How much does it cost to build a house in Pakistan in 2026? Here are realistic per-square-foot rates for grey structure and turnkey construction — and exactly what makes the number go up or down.

Grey structure vs turnkey — the two numbers that matter

Construction cost is always quoted per square foot of covered area. There are two headline rates: the grey structure rate (the bare, un-finished building) and the turnkey / finishing rate (a move-in-ready home). Confusing the two is the number-one reason people underestimate their budget.

Don't forget the extensions: basement & pool

A basement is not priced at your normal rate — shoring, dewatering, RCC retaining walls and multi-layer waterproofing push it to Rs 3,200 – 4,500 / sq ft. A swimming pool runs Rs 4,500 – 7,000 / sq ft of pool (a standard 20×10 ft pool ≈ 200 sq ft) including shell, filtration and tiling. Both are add-ons in our cost calculator.

What decides where you sit in the range

  • Steel and cement prices — the biggest swing factor, and they change monthly.
  • Design complexity — basements, large spans, curved work and heavy elevations cost more.
  • Finish level — local vs imported tiles, standard vs designer kitchen, simple vs layered ceilings.
  • Covered area — larger homes get slightly better per-foot efficiency.
  • Site conditions — soil, water table and access affect foundation cost.

How to budget accurately

Calculate your covered area (all floors), pick grey or turnkey, and multiply by the right rate. Add 8–12% contingency for price movement. Then get a real, itemised quote — our grey structure and turnkey contracts fix the rate so your budget doesn't drift.
