What is grey structure?

Grey structure (also written gray structure) is everything up to plaster: excavation and foundation, DPC and plinth, RCC columns, beams and slabs, brick or block masonry, staircases, boundary work, underground water tank, septic tank, and internal and external plaster with electrical and plumbing conduiting laid in.

Grey structure rate per square foot (2026)

In Islamabad, grey structure typically runs Rs 2,000 – 3,800 per sq ft of covered area in 2026, driven mainly by steel and cement prices, area and design complexity. DHA Islamabad sits at Rs 2,500–3,700; the newer airport-side societies start near Rs 2,000. See the full 2026 rate table by area.

  • Grade-60 tested steel from reputable mills is non-negotiable for safety.
  • Correct concrete ratio and curing — under-curing is a hidden cause of future cracks.
